A traditional rental search has the candidate doing all the legwork. Concierge placement reverses that — we do the legwork, the candidate sees only a shortlist of pre-vetted options.

Phase 1 — Discovery & Briefing

  • Intake call with HR / relocation manager (30–60 min)
  • Detailed needs assessment from the candidate (commute, schools, budget, lifestyle)
  • Halton orientation briefing for unfamiliar candidates
  • Budget framing — realistic rent ranges for the candidate's tier and timeline
  • Timeline and decision-maker mapping

Phase 2 — Curated Search

  • MLS & off-market property scan
  • Shortlist of 5–8 vetted properties (not 50 listings to wade through)
  • Video walkthroughs filmed for remote candidates
  • In-person tours coordinated and accompanied by us
  • Comparable lease data so the candidate knows what's fair

Phase 3 — Negotiation & Lease

  • Lease negotiation on behalf of the candidate
  • OREA-standard lease (Form 410) with corporate riders where needed
  • Corporate-guarantor arrangements if required by employer
  • Lease review with the candidate before signing
  • Coordination with employer's relocation budget / expense system

Phase 4 — Settling In & Beyond

  • Move-in coordination & key handoff

Transparent Pricing for Corporate Engagements

For most placements, our compensation comes from the standard leasing commission paid by the landlord — meaning the candidate and employer pay nothing for the search and placement service itself.

Standard Engagement (Most Common)

  • No fee to the candidate or employer for property search and lease placement
  • Our compensation is the standard leasing commission paid by the landlord (typically 1 month's rent + HST)
  • Full concierge service through Phase 4 (year-one settling-in support) included

Retained Engagement (Enterprise & Multi-Placement)

For corporate clients placing multiple executives or running an ongoing relocation program, we offer a retained engagement model: a monthly or quarterly retainer covering an agreed number of placements, plus a dedicated point of contact. Pricing is custom; quotes are free.
